Two housing developments proposed for East
Palestine

There could be some new neighbors around East Palestine, as
two housing projects were proposed before the city’s planning
commission Thursday night. The first presentation was
phase one of what could someday be a development of about 140
single-family homes on the south side of town. The
project, to be known as Sunset Square, would be located near
Wood and Anna streets south of East Main Street. The first
phase would have about 40 homes which would sell for between
$125,000 and $160,000. The lots would be about 110-by-80 feet,
with mostly ranch-style homes of 1,200 square feet and larger.
GS2 Properties and Development, a local company from East
Palestine, is proposing the development, which was engineered
by Western Reserve Land Consultants of Boardman. The project
could mean more work for local contractors, according to
Planning Commission Chairman John Turner, talking about what
the contractor conveyed to the planning commission. Turner
also said the homes will not be “cookie-cutter” style. The
project is set to begin shortly, with excavation to begin the
end of August and some construction beginning the end of
September or beginning of October. The planning commission
gave the approval for the first phase of the project, which
includes the addition of a loop of roadways through what will
be the development. The homes will be built and then be
available for prospective buyers to consider. A second
matter to come before the planning commission is a possible
senior citizen villa rental project for property on Brookdale
Avenue south of Crane’s garage. City Manager Gary Clark said
the project is by Titan Construction and The Way Station. The
two entities are trying to get a grant to help with the
project, which woul create about four new units with two
apartments per unit. However, in order to get the grant,
the applications will be graded on a point system. Some points
can be earned by having documentation that the city would be
willing to rezone the property from one residential
designation to another. The planning commission voted to
draft a letter stating it would make such a recommendation to
council should Titan Construction officially apply for the
zoning change. |
